Answer for the home you're selling or thinking of selling. Not sure counts as still to find.

Is it a house or a flat?
  1. A valid Energy Performance Certificate

    They last ten years from the day they're registered.

  2. FENSA or equivalent certificates for windows or doors replaced since April 2002

    FENSA and CERTASS are the usual schemes.

  3. The Building Regulations compliance certificate for the boiler

    Issued when a Gas Safe engineer registers the installation.

  4. Boiler service records for the last few years

    The engineer's report or an invoice for each visit.

  5. Certificates for electrical work

    A new consumer unit, a rewire or a new circuit, for example.

  6. Planning permission and building regulations completion certificates for extensions, lofts or structural work

    Only where the work needed them.

  7. Guarantees for damp proofing, timber treatment, insulation or roofing

    Often ten years or more. Many pass to the next owner.

  8. The new-home warranty, if the home is under ten years old

    NHBC Buildmark or a similar policy.

  9. Manuals, receipts and warranties for appliances you're leaving

    The oven, the hob, the washing machine: anything staying put.

  10. A dated list of work done since you bought it

    Who did what and when, however rough.

  11. The lease and recent service charge and ground rent statementsFlats only

    The whole lease, not just the front page.

Questions people ask

Is this the paperwork my solicitor will ask for?

It's the paperwork their questions tend to lean on. Your solicitor or conveyancer sends their own questions about the property and tells you what your sale needs. This check shows what's already to hand before those arrive.

What if I've lost a certificate?

Many can be found again. The schemes that issue window, boiler and electrical certificates keep records, as does the council's building control team. The article linked beside each gap explains where to look.

Why does Not sure count as a gap?

Paperwork you can't put your hand on can't be sent to anybody. Once you've found it, change the answer to Yes and it counts.

Does it work for a home in Scotland?

It's written for England and Wales. Scotland's Home Report system works differently, so some of this won't match what a Scottish sale asks for. The paperwork is still worth keeping wherever you live.
