Questions people ask
How accurate is a house price calculator?
It's a good guide to how the market has treated homes like yours, but it isn't a valuation. It can't see your home's size, its condition or the kitchen you put in. Two houses on one street can sell for very different amounts too. That's why you get a range and a confidence rather than one number.
Where does the data come from?
The UK House Price Index and Price Paid Data, both published by HM Land Registry, with postcodes looked up through postcodes.io. All of it is official open data.
Why doesn't it ask about bedrooms or extensions?
Because the index doesn't know about them either: it tracks prices, not rooms. In homehogs, the work you've done does count, as a share of what each improvement cost and never pound for pound.
Is this the same as a valuation?
No. A valuation is a professional's opinion after seeing the home. It's what a lender or a solicitor will ask for. For a figure you need to rely on, ask a RICS registered surveyor or a local estate agent.
Do you keep what I type?
No. We don't ask who you are and nothing you type is stored against you. The public market figures we fetch for your area are kept for a while, so the next person nearby gets their answer faster.
About this estimate
An automated estimate from public house price data. It follows the price you paid with the UK House Price Index for your region and kind of home. Where there are enough recent sales on your postcode, it blends them in too. It doesn't know your home's size, condition or improvements. It says nothing about where prices go next either.
It isn't a valuation or financial advice. Don't use it for a mortgage, a sale, probate or a divorce: for those, ask a RICS registered surveyor or an estate agent.
