What an EPC tells you
You'll usually meet one when a home is built, sold or let. It's more useful than the letter on the front suggests.
- A rating out of 100 The letter is a band of points, so a high D and a low C are closer than they look. We show you both.
- What it costs to run The assessor's estimate of heating, hot water and lighting, now and after their suggestions.
- What would lift it Each suggested improvement with a typical cost, a yearly saving and the rating it would reach.
Questions people ask
How long does an EPC last?
Ten years from the day it's registered. A newer certificate replaces the old one. This checker always shows the newest for each address.
Why can't I find my home?
Not every home has a certificate. Not every certificate is published for everyone to see either. Addresses are listed as the assessor typed them, so look for a close match. Scotland and Northern Ireland keep their own registers.
Are the running costs what I'll actually pay?
No. They're the assessor's estimate, using standard assumptions about heating and who lives there, at the prices of the day. Your bills depend on how you live and what you pay for each unit.
How do I get a new certificate?
From an accredited domestic energy assessor. GOV.UK explains how, and if you let a home, it also sets out the current rules for landlords.
Spotted a mistake on a certificate?
Only the assessor who lodged it can correct it. Their details are on the full certificate on GOV.UK.
Do you keep the address I looked up?
No. We fetch the certificate from the register, show it to you and keep none of it. We don't ask who you are either.
